Garfield Park at Clarendon Village, is an under-construction luxury apartment and retail project located in the heart of downtown Clarendon, Arlington County, Virginia (the “Property”). When completed, the 163,442 net square foot building will include 149 luxury apartment units (140,868 square feet), 20,318 square feet of retail space and 2,256 square feet of office space with 295 underground parking spaces. There will also be 3,725 square feet of below grade storage space. The site is located just three blocks from the Clarendon Metro station.
Arlington’s Rosslyn-Ballston Corridor, a premier transit-oriented area, is rapidly becoming an example of new urbanism and boasts an emerging mix of residential, retail, entertainment and Class A office uses. Garfield Park will be five stories incorporating 141 luxury apartments and eight live/work units with first-class amenities. The ground floor of the building will consist of a lobby, eight live/work units and six office/retail units. The Property will feature high quality finishes including granite countertops, domestic hardwood floors, tile entryways, stainless steel appliances, 9’4” finished ceilings, private balconies, large operable windows and a great deal of glass allowing for plenty of natural light. The residential units will overlook the courtyard-style rooftop, which will be located above the first floor retail space. The rooftop will include two garden gazebos with ornamental landscaping interspersed throughout. This design allows for maximization of the rooftop courtyard with views from all floors. Residents will have access to a fitness center complete with shower rooms as well as a community room. In addition, the Property will feature approximately 20,000 square feet of first floor retail, 2,000 square feet of first floor office space with 149 parking spaces (1 space per unit) for unit owners and 71 spaces available for the retail and office space (3.2 spaces per 1,000 square feet). Each retail and office unit will be accessible directly from outside the building.
